Utilities (Water, Garbage & Recycling) Tax Information:

The Utilities tax notices were mailed at the beginning of March and payment is due March 31, 2010.  If payment is received on or before March 31, 2010, property owners will receive a 'Prompt Payment Discount'.  If payment is received after March 31, 2010 then the gross amount is due.

Property Tax Information:

BC Assessment

BC Assessment's role is to assign an assessment value on your property.  Assessment Notices are sent from BC Assessment to all property owners in January of each year.  For information or questions about your property assessment, visit the BC Assessment website (www.bcassessment.ca).  The Village of Lions Bay uses BC assessment data to calculate tax rates used to determine property taxes but has no say in the assessment determination.

Property Tax Deferment Program - 55 or older, surviving spouse, living with Disabilities

The BC Property Tax Deferment Program is a loan program that allows homeowners to defer the annual property taxes if they are aged 55 or over, a surviving spouse, a Person living with a Disability and meet the eligibility criteria. If you wish to defer your taxes for the first time, please complete the on-line application HERE >>. If you already have an account and would like to defer your property taxes again this year, complete the deferral renewal form sent to you by the BC government, or download it HERE >> , complete your HOG and submit them to the Village Office by July 14, 2010 to avoid the 10% penalty on the deferred amount. 

Financial Hardship Property Tax Deferment Program

In light of recent global economic events, the provincial government of BC recently amended the Land Tax Deferment Act, creating a new temporary program. The Financial Hardship program will allow eligible home owners facing financial hardship, and who have at least 15% equity in their home, to defer their 2010 property taxes.

Family with Children Property Tax Deferment Program

The New Family with Children program is available to eligible families that are financially supporting children under the age of 18 at any time during the tax calendar year. The eligible owner must be able to provide proof that they are financially supporting a child, must complete a declaration form and have one of more children under the age of 18.

2011 Village of Lions Bay Property Tax Prepayment Plan

The Property Tax Prepayment Plan provides a means of budgeting tax payments over a 12 month period to avoid having to make one large, lump sum payment for the 2011 tax year in July. The Property Tax Prepayment Plan is easy to start and you need to complete an advice from available at the Village Office. This plan is only available to the registered property owner.
